Frequently asked questions
General
A home inspection is a visual evaluation of the home's major systems and components, including the roof, exterior, structure, foundation, electrical system, plumbing system, HVAC system, attic, insulation, interior rooms, doors, windows, and accessible areas. A detailed report with photos is provided after the inspection.
Most inspections take between 2 to 4 hours depending on the size, age, and condition of the property.
Yes. While it is not required, attending the inspection allows you to ask questions and gain a better understanding of the home's condition and maintenance needs.
In most cases, inspection reports are delivered the same day or within 24 hours of the inspection.
Home inspections are non-invasive visual inspections. Inspectors do not move furniture, open walls, dismantle equipment, or perform destructive testing. Certain specialty inspections may require additional services.
A re-inspection is performed after repairs have been completed to verify that previously identified issues were corrected. The re-inspection focuses only on the repaired items and is not a full home inspection.
Yes. Even newly constructed homes can have defects or incomplete work. A professional inspection can help identify issues before closing.
No. A home inspection is not a pass-or-fail test. The purpose is to provide an objective assessment of the property's condition so buyers can make informed decisions.
Yes. As part of our standard home inspection, we perform a visual inspection of the roof when it is safe and accessible to do so. We look for visible signs of damage, wear, improper installation, drainage concerns, and other observable conditions.
However, a home inspection is not a roofing certification or warranty. Because roof replacement and repair costs can be significant, many home buyers choose to have the roof further evaluated by a licensed roofing contractor. If there are concerns regarding the roof's condition, age, remaining life expectancy, or potential repairs, we recommend consulting a qualified roofing professional for a more detailed assessment.
Yes. Visible and accessible electrical and plumbing components are inspected to identify potential safety concerns, deficiencies, or maintenance issues.
We accept major credit cards, debit cards, Zelle, Apple Pay, and Venmo. Payment is due before the inspection report is released.

Yes. Many significant issues are not readily visible during a walk-through. A professional home inspection can identify safety concerns, maintenance issues, and potential costly repairs that may not be apparent to buyers.
Almost every home inspection identifies some issues. The report is intended to help you understand the property's condition and prioritize repairs, maintenance, or further evaluations. The findings may also be useful during real estate negotiations.
While home inspections are generally not required, they are strongly recommended for buyers who want a professional assessment of the property's condition before making a major investment.
